Caner ayr\u0131ca 400 ticari gayrimenkul de ald\u0131\u011f\u0131n\u0131 ve bunlar\u0131 al\u0131rken de 2 milyar dolara yak\u0131n banka kredisi kulland\u0131\u011f\u0131n\u0131 s\u00f6yl\u00fcyor. \u0130ngiltere\u2019de ya\u015fanan emlak patlamas\u0131n\u0131n bir benzerinin Almanya\u2019da ya\u015fanaca\u011f\u0131n\u0131 ve bu b\u00f6lgedeki evlerin b\u00fcy\u00fck de\u011fer kazanaca\u011f\u0131n\u0131 tahmin ediyordu. Ancak hesaplar tutmad\u0131.<\/p>\n<p style=\"text-align: justify;\"><strong>Kabus g\u00fcnleri ba\u015flad\u0131<\/strong><\/p>\n<p style=\"text-align: justify;\">ABD\u2019de patlak veren krizin t\u00fcm d\u00fcnyaya yay\u0131lmas\u0131 Caner i\u00e7in kabus g\u00fcnlerinin ba\u015flamas\u0131na neden oldu. Bankalar kredi musluklar\u0131n\u0131 aniden k\u0131st\u0131.<\/p>\n<p style=\"text-align: justify;\">B\u00f6lgedeki evler eski ve bak\u0131ms\u0131z olmalar\u0131, altyap\u0131 ve ula\u015f\u0131m sorunlar\u0131 gibi nedenlerle beklenen ilgiyi g\u00f6rmedi. Zarar eden ve h\u0131zla de\u011fer kaybetmeye ba\u015flayan \u015firketin durumunu d\u00fczeltmek i\u00e7in Caner, May\u0131s 2008\u2019de evlerini ipotek ederek 400 milyon euro (550 milyon dolar) bir kredi daha buldu. Ancak bu da \u015firketin kurtulmas\u0131na yetmedi. Temmuz\u2019da \u015firketten ayr\u0131lan Caner hakk\u0131nda kredi kurulu\u015flar\u0131 dava a\u00e7maya ba\u015flad\u0131.<\/p>\n<p style=\"text-align: justify;\">Bankalara kredi taksitlerini zaman\u0131nda \u00f6dedi\u011fini iddia eden Caner, \u201cAlacakl\u0131lar aras\u0131nda \u00f6ncelik konusunda sorunlar \u00e7\u0131kt\u0131. \u00d6nceli\u011fe sahip alacakl\u0131lar yerine di\u011fer alacakl\u0131lara \u00f6deme yap\u0131l\u0131nca sorunlar \u00e7\u0131kt\u0131 ve mahkemeye verdiler. Bundan sonra da i\u015fler k\u00f6t\u00fcye gitmeye ba\u015flad\u0131\u201d diyor.<\/p>\n<p style=\"text-align: justify;\"><strong>Davalar ipini \u00e7ekti<\/strong><\/p>\n<p style=\"text-align: justify;\">Suisse\u2019in ve di\u011fer kredit\u00f6rlerin a\u00e7t\u0131\u011f\u0131 davalar\u0131n kendisinin ipini \u00e7ekti\u011fini kaydeden Caner, Level One\u2019da toplam 200 milyon euro kaybetti\u011fini tahmin ediyor.<\/p>\n<p style=\"text-align: justify;\">Caner, isminin \u00fczerine bula\u015fan lekeyi temizlemek ve yeniden gayrimenkul sekt\u00f6r\u00fcne yat\u0131r\u0131m yapmak istedi\u011fini belirterek \u201cBiliyorum ki ben do\u011fruyu yapt\u0131m. Sorun bende de\u011fil di\u011fer taraftayd\u0131. Bunlar\u0131 ispat etmem i\u00e7in sava\u015fmak zorunday\u0131m\u201d diye konu\u015fuyor.<\/p>\n<p style=\"text-align: justify;\">Level One\u2019da y\u00f6neticilik yapan Christian Koehler-Ma, ya\u015fad\u0131klar\u0131n\u0131 \u015fu s\u00f6zlerle anlatt\u0131: \u201cLevel One\u2019\u0131n i\u00e7ine d\u00fc\u015ft\u00fc\u011f\u00fc durum emlak balonunun bir \u00f6zeti. Bir tarafta Cevdet Caner gibi para kazanmak isteyen zeki ve iyi bir pazarlamac\u0131, di\u011fer tarafta ise verdikleri kredileri di\u011fer yat\u0131r\u0131mc\u0131lara satan ve ne olup bitti\u011fini anlamak istemeyen bankalar.\u201d<\/p>\n<p style=\"text-align: justify;\"><strong>Devlerden kredi ald\u0131<\/strong><\/p>\n<p style=\"text-align: justify;\">Cevdet Caner, gayrimenkul sekt\u00f6r\u00fcndeki yat\u0131r\u0131mlar\u0131 i\u00e7in gerekli kredileri de d\u00fcnya devi bankalardan ald\u0131. \u0130svi\u00e7re merkezli Credit Suisse, ABN Amro, Bear Stearns Level One\u2019\u0131n ald\u0131\u011f\u0131 kredilerin y\u00fczde 90\u2019\u0131n\u0131 sa\u011flad\u0131. Paran\u0131n geri kalan k\u0131sm\u0131 ise bono piyasas\u0131ndan ve Caner\u2019in koydu\u011fu sermayeden sa\u011fland\u0131. Koehler-Ma\u2019n\u0131n yapt\u0131\u011f\u0131 a\u00e7\u0131klamaya g\u00f6re, kredilerin 700 milyon euroluk k\u0131sm\u0131 varl\u0131\u011fa dayal\u0131 menkul k\u0131ymetten olu\u015fuyor. Koehler-Ma\u2019ya g\u00f6re, Credit Suisse\u2019den al\u0131nan kredinin miktar\u0131 300 milyon euro.<\/p>\n<p style=\"text-align: justify;\">Credit Suisse\u2019in konuyla ilgili olarak g\u00f6r\u00fc\u015f vermek istemedi\u011fini belirten Bloomberg\u2019e g\u00f6re, Credit Suisse\u2019in Level One\u2019a verdi\u011fi kredileri New York\u2019ta kurulu Cyrus Capital Partners ve EOS Partners, Hong Kong\u2019da bulunan ADM Capital, Minneapolis merkezli Vaerde Partners ve Camulos Capital adl\u0131 hedge fonlara satt\u0131\u011f\u0131 s\u00f6yleniyor.<\/p>\n<p style=\"text-align: justify;\"><strong>\u2018Ben de hatal\u0131y\u0131m, \u00e7ok h\u0131rsl\u0131 ve a\u00e7g\u00f6zl\u00fc davrand\u0131m\u2019<\/strong><\/p>\n<p style=\"text-align: justify;\">Caner, i\u015flerinin iyi gitti\u011fi d\u00f6nemlerde y\u0131lda 500 saatini \u00f6zel jetinde harcad\u0131\u011f\u0131n\u0131 s\u00f6yl\u00fcyor. Londra, Berlin ve Linz aras\u0131nda mekik dokuyan Caner, Almanya, Jersey, Liechtenstein ve L\u00fcksemburg\u2019ta toplam 200 \u015firkete dan\u0131\u015fmanl\u0131k da yapt\u0131\u011f\u0131n\u0131 belirtiyor. Caner, 2007 y\u0131l\u0131nda Credit Suisse\u2019in kendisini arad\u0131\u011f\u0131n\u0131 ve Level One\u2019a 109 milyon euroluk k\u00f6pr\u00fc kredi vermek istedi\u011fini ifade ederek \u015funlar\u0131 s\u00f6yl\u00fcyor: \u201cAnla\u015fma gere\u011fi k\u00f6pr\u00fc kredi Almanya\u2019da yapt\u0131\u011f\u0131m\u0131z gayrimenkullerin halka arz\u0131na ba\u015flanana kadar ge\u00e7erli olacakt\u0131. Kredi piyasas\u0131 durma noktas\u0131 geldi ve Caner\u2019in halka arz plan\u0131 suya d\u00fc\u015ft\u00fc. B\u00f6ylece k\u00f6pr\u00fc kredi i\u00e7in getirilen \u201chalka arz\u201d \u015fart\u0131 bir anda hayal oldu.<\/p>\n<p style=\"text-align: justify;\"><strong>\u201831 milyon dolarl\u0131k evime g\u00f6z diktiler, beni bitirecekler\u2019<\/strong><\/p>\n<p style=\"text-align: justify;\">Level One\u2019\u0131n iflas\u0131n\u0131n ard\u0131ndan ba\u015fta Credit Suisse olmak \u00fczere di\u011fer bankalar, Cevdet Caner\u2019in Londra\u2019daki l\u00fcks evini almak i\u00e7in harekete ge\u00e7ti. \u0130ngiltere yarg\u0131s\u0131, Caner\u2019in Londra\u2019n\u0131n en l\u00fcks semtlerinden Mayfair\u2019da 2007\u2019de 25 milyon dolara sat\u0131n ald\u0131\u011f\u0131 malikanesinin haczedilmesi karar\u0131 ald\u0131. Caner\u2019in ofis olarak da kulland\u0131\u011f\u0131 100 y\u0131ll\u0131k, alt\u0131 katl\u0131 malikanenin bug\u00fcnk\u00fc de\u011feri 31 milyon dolar olarak hesaplan\u0131yor.<\/p>\n<p style=\"text-align: justify;\">Ancak Caner, 20 milyon sterlin (31 milyon dolar) de\u011ferindeki evi kendi paras\u0131yla ald\u0131\u011f\u0131n\u0131 ve evi vermeyece\u011fini s\u00f6yl\u00fcyor. Caner, alt kat\u0131nda y\u00fczme havuzu, sauna, solaryum ve spor salonu olan alt\u0131 odal\u0131 evi 2007\u2019de 16 milyon sterline ald\u0131. Bu rakam o y\u0131llarda rekordu. Bin 100 metrekarelik alana sahip evin bulundu\u011fu Mayfair ise milyarder i\u015fadamlar\u0131n\u0131n yan\u0131 s\u0131ra hedge fonlar\u0131n da tercih etti\u011fi bir b\u00f6lge. Caner\u2019in kom\u015fular\u0131 aras\u0131nda milyarder karde\u015fler David ve Simon Reuben de var. Evini ayn\u0131 zamanda Londra ofisi olarak kullanan Caner, \u201cYap\u0131lanlar beni ve kariyerimi bitirmeye y\u00f6nelik aptalca bir sava\u015f.
