S\u00f6z\u00fc edilen karar\u0131 inceleyelim: Arsan\u0131n imar durumu o tarihte, &#8220;Ticaret ve konut alan\u0131&#8221; diye onaylan\u0131yor. 2.5 emsal olarak tescil ediliyor. Sevigen&#8217;e g\u00f6re Selenium Panaroma i\u015fte bu kararla in\u015fa edildi. Hay\u0131r, as\u0131l &#8220;imar operasyonu&#8221; bundan sonra ba\u015fl\u0131yor. \u00c7\u00fcnk\u00fc tapu kay\u0131tlar\u0131na g\u00f6re &#8220;Seren \u0130n\u015faat&#8221; arsay\u0131 28 Ocak 2005&#8217;te yani bu belediye karar\u0131ndan 14 g\u00fcn sonra al\u0131yor. Ama bu da ka\u011f\u0131t \u00fczerinde.. Yard\u0131m istiyor. Ni\u00e7in? Arsadan kurtulmak i\u00e7in. Sevigen&#8217;in buradaki hizmeti, &#8216;i\u015f bitirici&#8217; bir ekibi olu\u015fturmak. Ve o da Mehmet Emin Erkan&#8217;la Erol Kohen&#8217;e ula\u015f\u0131yor. Taraflar arsan\u0131n 7 milyon 35 bin YTL&#8217;ye sat\u0131\u015f\u0131 i\u00e7in el s\u0131k\u0131\u015f\u0131yor. Arsan\u0131n resmi sat\u0131\u015f\u0131 tapuya bildirilmeden, eski sahip \u00fczerinden belediyeye imar tadilat\u0131 i\u00e7in ba\u015fvuruluyor. B\u00fcy\u00fck\u015fehir Belediyesi 1\/5000&#8217;lik imar tadilat talebini 1.5 ayda sonu\u00e7land\u0131r\u0131yor ve 18 Mart 2005&#8217;te kabul ediyor. Bu tadilat \u00e7ok \u00f6nemli. Zira arsa, &#8220;Ticaret -Hizmet- Konut &#8221; alan\u0131 oluveriyor. Eklenen sadece &#8220;H\u0130zmet&#8221; kelimesi, ama \u00e7ok anlaml\u0131. \u00c7\u00fcnk\u00fc art\u0131k buras\u0131 i\u015f merkezi, al\u0131\u015fveri\u015f merkezi, finans alan\u0131 haline d\u00f6n\u00fc\u015f\u00fcyor. Yani rezidans\u0131n \u00f6n\u00fc a\u00e7\u0131l\u0131yor. Bina y\u00fcksekli\u011fi i\u00e7in d\u00fcne kadar 12 kat izni veren belediye, birden y\u00fcksekli\u011fi serbest b\u0131rak\u0131yor. (Bug\u00fcn arsada 23 kat y\u00fckseliyor) Sevigen&#8217;in iddias\u0131n\u0131n tersine arsa el de\u011fi\u015ftirdikten sonra &#8220;rant&#8221; yaratan imar de\u011fi\u015fikli\u011fi ger\u00e7ekle\u015fiyor. Be\u015fikta\u015f Belediyesi de bunu onayl\u0131yor.<\/p>\n<p style=\"text-align: justify;\">SEV\u0130GEN: Rant nas\u0131l s\u00f6z konusu olur? Bu bilgiyi biz verelim. Arsan\u0131n \u00f6nceki sahibi \u00d6zhan Erem, &#8220;Buraya 12 kat in\u015faat yapabiliyorduk. \u015eu anda 23 katl\u0131 g\u00f6kdelen var&#8221; diyor. 2- Rezidans imkan\u0131 tan\u0131nd\u0131: Barbaros Bulvar\u0131&#8217;na 100 metre uzakl\u0131ktaki arsa &#8220;Ticaret+hizmet+konut alan\u0131 ilan edilince&#8221; binadaki dairelerin metrekaresi 3.500 dolardan sat\u0131\u015fa \u00e7\u0131kt\u0131. Tenis kortu, kapal\u0131 y\u00fczme havuzu yap\u0131ld\u0131.
