Ali Taylan, kullan\u0131m veya yat\u0131r\u0131m ama\u00e7l\u0131 konut edinmenin her zaman vatanda\u015flar i\u00e7in birinci \u00f6ncelik oldu\u011funu belirterek, &#8220;Gayrimenkul almak i\u00e7in do\u011fru bir d\u00f6nemde oldu\u011fumuz s\u00f6ylenebilir. Bug\u00fcn alan gelecekte tart\u0131\u015fmas\u0131z kazan\u00e7l\u0131 \u00e7\u0131kacakt\u0131r&#8221; dedi.<\/p>\n<p style=\"text-align: justify;\">D\u00fcnyada ya\u015fan\u0131n ekonomik krizle birlikte T\u00fcrkiye&#8217;de gayrimenkul sekt\u00f6r\u00fcnde ya\u015fanan s\u0131k\u0131nt\u0131lar\u0131 de\u011ferlendiren Taylan, \u00f6zelikle bankac\u0131l\u0131k sekt\u00f6r\u00fcnde etkin olan &#8216;mortgage kaynakl\u0131 finansal kriz&#8217; diye adland\u0131ran ekonomik olumsuz geli\u015fmelerin bu g\u00fcnlerde T\u00fcrkiye&#8217;yi az da olsa etkiledi\u011fini ifade etti.<!--more--><\/p>\n<p style=\"text-align: justify;\">2001 y\u0131l\u0131nda ya\u015fanan krizinden \u00e7\u0131kar\u0131lan derslerin \u00f6zellikle bankac\u0131l\u0131k sekt\u00f6r\u00fcn\u00fc bug\u00fcn daha sa\u011flam hale getirdi\u011fini ve bu global krizin \u00e7ok b\u00fcy\u00fck boyutta ya\u015fanmas\u0131n\u0131 engelledi\u011fini kaydeden Taylan, &#8220;T\u00fcrkiye&#8217;de gayrimenkul sekt\u00f6r\u00fcnde bir s\u00fcredir ya\u015fanan durgunlu\u011fu bug\u00fcn i\u00e7in bu krizle ili\u015fkilendirmek kan\u0131mca \u00e7ok do\u011fru de\u011fildir. T\u00fcrkiye&#8217;de toplam yat\u0131r\u0131mlar\u0131n yakla\u015f\u0131k y\u00fczde 50&#8217;sini in\u015faat sekt\u00f6r\u00fc olu\u015fturmaktad\u0131r. Yine sekt\u00f6r\u00fcn y\u00fczde 75&#8217;ini konut in\u015faatlar\u0131 olu\u015fturmaktad\u0131r. \u0130n\u015faat sekt\u00f6r\u00fc kendisine ba\u011fl\u0131 200&#8217;den fazla alt sekt\u00f6rde yakla\u015f\u0131k 1 milyon ki\u015fiyi istihdam etmektedir. 2005 y\u0131l\u0131nda y\u00fczde 21.5, 2006&#8217;da y\u00fczde 18.5 ve 2007&#8217;de y\u00fczde 5.7 b\u00fcy\u00fcme rakamlar\u0131 ile son 3-4 y\u0131lda gayrimenkul ve in\u015faat sekt\u00f6r\u00fcn\u00fcn y\u0131ll\u0131k bazda \u00f6nemli bir b\u00fcy\u00fcme kaydetti\u011fi g\u00f6r\u00fclmektedir. Bu oranlar ile t\u00fcm sekt\u00f6rler aras\u0131nda yine ekonominin lokomotifi olmu\u015ftur&#8221; dedi.<\/p>\n<p style=\"text-align: justify;\">2007 y\u0131l\u0131nda herkesin durgun diye ifade etti\u011fi bir d\u00f6nemde b\u00fcy\u00fcme rakam\u0131 d\u00fc\u015f\u00fck \u00e7\u0131kmas\u0131na ra\u011fmen gayrimenkul al\u0131m ve sat\u0131mlar\u0131nda 1 milyon 383 bin 647 adet i\u015flem say\u0131s\u0131 ile son 20 y\u0131l\u0131n zirvesinin ger\u00e7ekle\u015fti\u011fini belirten Taylan, &#8220;Bug\u00fcne kadar kulland\u0131r\u0131lan konut kredilerinin GSMH oran\u0131 y\u00fczde 8&#8217;ler seviyesinde telaffuz edilmekte, oysa Avrupa \u00fclkelerinde bu oran y\u00fczde 30-45 aras\u0131nda ger\u00e7ekle\u015fmektedir. Demek ki, hala burada konuta y\u00f6nelik ciddi bir kredilendirmenin \u00f6n\u00fcm\u00fczdeki d\u00f6nem i\u00e7inde ger\u00e7ekle\u015fmesi muhtemeldir. B\u00f6ylesine hacimli bir sekt\u00f6r\u00fcn, di\u011fer sekt\u00f6rlerle de olan yak\u0131n ba\u011flant\u0131s\u0131 nedeniyle krizlerden her zaman en \u00e7ok etkilenen ve birazda gecikmeli toparlanan bir sekt\u00f6r olmas\u0131 da elbette ka\u00e7\u0131n\u0131lmazd\u0131r.<\/p>\n<p style=\"text-align: justify;\">Gayrimenkule her zaman uzun d\u00f6nemli bak\u0131lmal\u0131d\u0131r. Sekt\u00f6r zamansal dura\u011fanl\u0131klar ya\u015fasa da uzun vadede bak\u0131ld\u0131\u011f\u0131nda kazand\u0131ran tek yat\u0131r\u0131m arac\u0131 olma \u00f6zelli\u011fini de bug\u00fcne kadar hi\u00e7 kaybetmemi\u015ftir. Gayrimenkul sekt\u00f6r\u00fc kendi i\u00e7 dinamikleri ile zaman zaman \u00f6n\u00fcne \u00e7\u0131kan bu yapay diren\u00e7leri hep k\u0131rm\u0131\u015f, bundan sonra da k\u0131raca\u011f\u0131ndan kimsenin \u015f\u00fcphesi olmamal\u0131d\u0131r&#8221; diye konu\u015ftu. Vatanda\u015flar\u0131n yast\u0131k alt\u0131nda ve bankalarda uzun zamand\u0131r bekletti\u011fi d\u00f6vizin bu son y\u00fckseli\u015fte b\u00fcy\u00fck bir b\u00f6l\u00fcm\u00fcn\u00fcn bozuldu\u011fu varsay\u0131l\u0131rsa, bu paran\u0131n ak\u0131\u015f y\u00f6n\u00fcn\u00fcn gayrimenkulden ba\u015fka bir alternatifi olmayaca\u011f\u0131n\u0131 ifade eden Taylan, \u015funlar\u0131 kaydetti:<\/p>\n<p style=\"text-align: justify;\">&#8220;H\u00fck\u00fcmetimizin de bu d\u00f6nemde ya\u015fanan dura\u011fanl\u0131\u011f\u0131 a\u015fmak ve piyasaya hareketlilik katmak ad\u0131na bize g\u00f6re atmas\u0131 gereken baz\u0131 \u00f6nemli ad\u0131mlar vard\u0131r. Al\u0131m-sat\u0131m i\u015flemlerinde tapu har\u00e7lar\u0131 d\u00fc\u015f\u00fcr\u00fclmelidir. Kredili sat\u0131\u015flarda ipotekte oldu\u011fu gibi har\u00e7 muafiyeti getirilmelidir. Konut al\u0131m sat\u0131m\u0131nda belli bir d\u00f6nem i\u00e7inde y\u0131l\u0131na bak\u0131lmadan al\u0131m ve sat\u0131mlarda gelir vergisi muafiyeti getirilmelidir. TOK\u0130&#8217;ye tan\u0131nan baz\u0131 haklar \u00f6zel sekt\u00f6re de tan\u0131nmal\u0131d\u0131r. Hazine arazilerinin \u00f6zel sekt\u00f6r\u00fcn konut yapmas\u0131na olanak sa\u011flanmas\u0131 i\u00e7in uygun \u015fartlarda tahsisin yap\u0131lmas\u0131 i\u00e7in ucuz arsa \u00fcretilmelidir. TOK\u0130&#8217;nin yine pazarlamay\u0131 tek elden de\u011fil geni\u015f bir alanda emlak m\u00fc\u015favirleri kanal\u0131yla birlikte pazarlamaya \u00e7al\u0131\u015fmas\u0131 ve tan\u0131tmas\u0131 da sekt\u00f6r\u00fcn ivme kazanmas\u0131nda etkin olacakt\u0131r.&#8221;<\/p>\n<p style=\"text-align: justify;\">Taylan, gayrimenkul ve in\u015faat sekt\u00f6r\u00fcne y\u00f6n veren \u00fcst noktadaki y\u00f6neticilerin sosyal sorumluluk bilinci i\u00e7inde \u00fcretim, pazarlama, t\u00fcketiciyi y\u00f6nlendirmesi, bu konudaki g\u00f6r\u00fc\u015f ve d\u00fc\u015f\u00fcncelerini ki\u015fisel beklentilerden uzak do\u011fru bir bi\u00e7imde \u015fekillendirmesi, sorumsuzca davranmamas\u0131, dura\u011fanl\u0131\u011f\u0131 oldu\u011fundan b\u00fcy\u00fck g\u00f6stermekten ka\u00e7\u0131nmas\u0131 ve kamuoyuna y\u00f6nelik beyanatlar\u0131nda daha dikkatli davranmas\u0131 gerekti\u011fini belirtti.<\/p>\n<p style=\"text-align: justify;\">Taylan, &#8220;Sekt\u00f6r\u00fc daha do\u011fru analiz etmelerinin yan\u0131nda, sekt\u00f6re uzun d\u00f6nemli bir bak\u0131\u015fla projeler haz\u0131rlamal\u0131d\u0131rlar.
